Frequently Asked Questions

Straight answers before you send an address.

Do I pay a commission?

No. Grasshopper Home Buyers buys the house directly, so there is no listing agent and no commission on our purchase. Requesting an offer is free.

Do I need to make repairs?

No. We buy houses as-is. You don't have to paint, replace flooring, or clean the property out before we make an offer.

How fast can we close?

Many purchases close in as little as 7 days. The exact date depends on title, and you pick it if you accept an offer.

Am I obligated if I ask for an offer?

No. An offer request is not a contract. If we send a number and it isn't right for you, you can decline it.

Can I sell if I'm behind on my mortgage?

Often, yes. If there is enough value to pay off what is owed, a quick cash sale can resolve the loan before things get worse. We'll be straight with you about whether it works.

How do you decide on the offer?

We look at what similar houses have sold for nearby, what the house needs, and what it will cost us to hold and repair it. We are happy to walk you through the numbers.

Will the offer be lower than listing with an agent?

Usually it is lower than the top retail price a fully repaired house might bring. In exchange you skip repairs, commissions, showings, and months of waiting. Many sellers find the net difference smaller than expected.

What kind of houses do you buy?

Single-family homes and small residential properties in nearly any condition, including inherited homes, rentals, and houses that need major work. We don't buy every property we review.

Where do you buy?

We buy houses in Richmond and Central Virginia. If you aren't sure your address qualifies, send it anyway and we will tell you.

How will you contact me?

By phone, text, or email, using the details you submit. A Grasshopper buyer is notified as soon as your request arrives. We don't sell your information.
